Inexpensive row housing. And all of those places are within a 15 minute walk of eachother as well. Real estate is always one of the realest factors to consider when thinking urban enterprise. Enterprises like this couldn't take off with the overhead that a spot in the market requires. As Marc Adreessen would say in his blog "it's harder for them to swing the bat". Moreover, students tend to live in that area, again, because the price is right - the same base who the enterprises would serve.
